Estimating the construction cost of a 3 Marla house in Lahore: building up, narrow-plot costs, rates per sq ft by scope and a worked example.
Overview
A 3 Marla plot is small, and small plots punish loose planning. There is little spare land, so every wall, staircase and light well has to earn its place. The upside is that a compact house is quick to understand: once you know the covered area, the cost follows from our rates.
Here is how to estimate it, and the points that tend to catch owners of narrow plots off guard.
Building Up Is the Default
On a plot of roughly 675 square feet, most owners build two or three floors to get usable space. Each floor adds slab and wall, so the covered area climbs quickly even though the plot stays small. We charge slab to slab, and open areas such as a small front court are not counted.
The Rates
As of September 29, 2026, our rates per square foot of covered area are PKR 750 to 900 for labour only, PKR 2,500 to 3,000 for grey structure, PKR 4,000 to 5,500 for standard turnkey and PKR 6,000 to 7,000 or more for premium turnkey. The pricing page explains each scope.

Where Narrow Plots Cost More Than They Look
Working space is the hidden cost. With walls close to neighbours on both sides, excavation has to be careful, materials need to be stacked in the street or carried in by hand, and some jobs take longer because crews cannot spread out. Raise this at the site visit and agree how access will work before the quote is fixed.
Light, Air and the Staircase
On a narrow plot the staircase takes a large share of each floor, and rooms away from the street may get little daylight. A small light well or a well-placed window costs far less when it is drawn in at the start than when it is added later. Neighbours and Shared Walls
On a narrow plot your excavation sits close to a neighbour's foundation. Before work begins, photograph the condition of the walls on either side, talk to the neighbours about working hours and noise, and agree who is responsible for each boundary wall. These conversations cost nothing and prevent the arguments that stop sites. If neighbouring houses are old, ask the contractor how the excavation will be protected, and have the answer written into the plan.
