A 5 Marla plot is the size we are asked about most, and the question is always the same: what will it cost? The honest answer is a method, not a single number. The total depends on how much roof you build, which scope you choose and what you want inside, so two 5 Marla houses on neighbouring plots can differ by tens of lakhs.

This guide shows how to calculate your own figure from our current rates, and what to check before you trust any quote.

Start With the Covered Area, Not the Plot

In most Lahore societies a 5 Marla plot is about 1,125 square feet, though you should confirm your own society's measure. The plot is only the starting point. You pay for the covered area, measured slab to slab, and open areas such as a front lawn or an uncovered courtyard are not charged.

A double-storey house on this plot has two roofed floors, so its covered area is close to double the ground footprint, less whatever you leave open. A single-storey house on the same plot covers far less. The same plot can support very different budgets, so drawings need to come before prices.

The Rates We Work With

Our rate card has four scopes, each priced per square foot of covered area. As of September 29, 2026, labour-only is PKR 750 to 900, grey structure is PKR 2,500 to 3,000, standard turnkey is PKR 4,000 to 5,500 and premium turnkey is PKR 6,000 to 7,000 or more. A Worked Example for a Double-Storey 5 Marla House

The figures below are an illustration, not a quote. They assume a design with about 2,000 sq ft of covered area across two floors, a common outcome on this plot, and multiply that area by each rate range.

If your design covers 1,700 sq ft or 2,300 sq ft, scale the figures to match. The rate stays the same and only the area changes.

Single Storey or Double Storey

A single-storey 5 Marla house costs less in total because there is less slab and less wall, but it uses most of the plot and leaves little room for a garden or parking. A double-storey house costs more overall, yet usually costs less per square foot of living space, because the foundation and roof are shared by two floors.

If you might add a floor later, tell your designer now. Columns and foundations sized for a second storey cost little at the start and a great deal to strengthen afterwards.

What Moves the Figure on a 5 Marla Plot

Soil and foundation depth, the number and span of columns, ceiling height, the amount of tiling and woodwork, and the grade of fittings all shift the total. Shared boundary walls with neighbours also matter, because they affect excavation and the order of work on a tight plot.
