• The exact rate is quoted after seeing your house's working drawings and structural drawings; the figures above are approximate, standard-plan rates for grey structure work within Lahore city.
• Grey structure is typically completed in 3 to 4 months. There are no extra charges for outside or boundary wall work, it's included in the same A+ construction quality.
The cost of a grey structure varies with the specifics of your plot and design. The rates above are based on a standard construction plan, which assumes:
• The plot does not have excessive depth, which would otherwise require additional excavation and foundation work.
• The foundation is standard, without the need for deep piling or raft foundations.
• The walls on the first floor align with the ground floor; otherwise, extra beams and columns are required, increasing material and labor costs.
• The structure follows a basic architectural design without excessive cantilevers or unsupported spans that would require additional reinforcement.
Weak soil needs a stronger foundation, such as raft or pile foundations, which raises costs. Hard or rocky soil increases excavation costs.
More steel and concrete are needed for seismic resistance or heavy loads, and misaligned floors require extra beams and columns.
Brick grade (Class-A vs. standard), cement and steel quality, and using premium crush and sand (such as Margalla crush) all affect the final cost.
A standard ceiling is 10 feet; going higher, or using a thicker roof slab with extra reinforcement, adds to material usage and cost.
Large open spans need extra beams and columns, and cantilevered terraces or balconies need additional steel and concrete reinforcement.
Basements or underground water tanks need waterproofing, and thermal or heat-resistant roof treatments add to the budget.
Each additional floor needs a stronger foundation and more reinforcement lower down, along with more steel, concrete, and labor overall.
